Market Wrap | 17th October

633 Auctions recorded this weekend with a clearance rate of 55%
reported, while 479 Private Sales took place for the week.

Some overall good value was evident and should increase as this coming
Saturday is one of the big auction weekends for the year.

Market Wrap

A slight drop in clearances this week to 53% from 628 auctions.

Almost 1 in 3 passed in on a vendor bid and 84 auctions were yet to be reported from the weekend.  503 private sales took place for the week.

In terms of sales,  2 Rosedale Road Glen Iris was the the top reported sale at $2,120,000.

The property that had a few negatives attached continued to show deterioration in interest and pricing over the weekend.  Expect this to continue moving deeper into the year.

It was again the ‘nothing to spend’ property that was sought after.  42 Reid Street Fitzroy North showed the way with an impressive price of $1.26 Million.

Clearances up slightly to 57% from 593 auctions with 62% unreported.

The highest sale for the weekend was 3 Gardiner Road Hawthorn $3,580,500.

Results continued to be mixed with buyer depth once again very shallow.

Market Wrap | 12th September

A mixed bag of results for the weekend again showing the variations in the market.  The variations happening at the moment can be as much as $100,000 between the results of two similar houses.

A+ homes like 144 24 Charles Street Northcote attracted plenty of competition and sold well ($935k) with plenty of bidding.
